What's happening now

Brisbane 2032 Olympic & Paralympic Games

New and upgraded venues at Kawana, Alexandra Headland and Maroochy River, an athlete village in Maroochydore, and The Wave rail and metro line.

Status: Venue funding signed September 2026. The Wave Stage 1 in design and preconstruction. Games run July to September 2032.

Why it matters

Better transport, new facilities and Games investment could strengthen the Sunshine Coast's long-term appeal to tenants and buyers. The biggest benefit is likely to be what stays after 2032.

A home near the Kawana stadium might attract short-stay interest during the Games, but that's about six weeks. A reliable long-term tenant pays rent for the other 46.

Caloundra Congestion Busting Plan

Five road projects to ease congestion on Caloundra Road, starting with a new 1.6 km route into the Caloundra CBD.

Status: Under construction since September 2026, with completion expected mid-2028. Four further upgrades are in design or planning.

Why it matters

A second route into the CBD could make daily trips easier for people living in Caloundra, Currimundi, Dicky Beach and Moffat Beach. Later upgrades target growing communities in Caloundra West, Aura and Little Mountain.

If your rental is in Currimundi, Dicky Beach or Moffat Beach, a quicker trip into Caloundra's CBD becomes a selling point for tenants once the new road opens, expected mid-2028. Until then, tenants near the works may face some access changes, which your property manager can keep them informed about.

Maroochydore City Centre

UNDER CONSTRUCTION

An 18-hectare purpose-built CBD is rising in the heart of Maroochydore — offices, apartments, a private hospital, and, ahead of the 2032 Olympics, the potential for a new athlete village and arena precinct.

The city centre is expected to create more than 15,000 jobs over its life, which means more workers looking to rent within an easy commute. It's also planned to deliver around 4,000 new apartments, so apartment owners nearby should expect more competition for tenants.

Sunshine Coast Airport

STAGE 1 COMPLETE 2026

A $170 million terminal redevelopment is underway, expanding gate and lounge space to match direct international flights already running to Singapore and Bali.

Passenger numbers are forecast to grow from 1.8 million to 2.4 million a year by 2030. More flights support more airport, hospitality and tourism jobs, and those workers often want to rent close to where they work.

The Wave, Direct Sunshine Coast Rail Line

PROPOSED

A proposed $5.5 billion rail connection to Brisbane is designed to bring the Coast closer to the capital, and more people looking for somewhere to rent.

Once Stage 1 opens, a tenant renting in Aura or Caloundra could catch the train to work in Moreton Bay or Brisbane. That widens the pool of people who might rent your property.

Sunshine Coast Health Precinct, Birtinya

PRECINCT EXPANDING

Anchored by the $1.8 billion Sunshine Coast University Hospital, one of Australia's largest health precincts keeps growing at Birtinya. The development includes a 17-hectare Health Hub and Stockland's neighbouring $830 million town centre, bringing more jobs and residents to the area.

Nurses, doctors and other hospital staff working shifts often prefer a short drive home, which supports steady demand for rentals around Birtinya, Kawana and Bokarina. With up to 2,600 new homes approved for Birtinya Central, presentation and pricing will matter more over time.

Halls Creek Priority Development Area

DECLARED JULY 2026

A new 1,231-hectare growth area south of Caloundra has just been declared, clearing the way for up to 12,000 homes and around 30,000 residents over time. An Early Release Area is set to fast-track the first 1,000.

Well-presented, fairly priced rentals in Caloundra and Aura will be best placed to compete.
