What you need to know about Christmas with Code Property Group

Christmas week is here and there’s some things you need to know about the short break we will be taking over this time.

Our property management team will be taking a break over the week of Christmas and New Year to refresh, reset and refocus. Although this is a generally festive time of year, we acknowledge that it can often be a challenging time for managing financial commitments and rent payments.

To ensure this time is as seamless and hassle free as possible, we have provided a list below of all the information you may need during our absence. Stay safe, enjoy, and have a wonderful Christmas and New Year. We can’t wait to see you in 2023.

Office Closure

We will be closed from 12PM on Friday 23rd of December to 8:30am on Tuesday 3rd of January.

Emergencies

If the situation is life threatening or you need emergency assistance, please call 000.

For emergency maintenance please refer to your lease (General Tenancy Agreement) for your emergency trades and contractors. Please contact them direct.

For reference, emergency repairs are:

  • A burst water service or significant water service leak.
  • A blocked or broken toilet.
  • A gas leak.
  • A dangerous electrical fault.
  • Flooding or extreme flood damage.
  • A fire.
  • Severe weather or impact damage.
  • Loss of gas, electricity, or water supply.
  • Failure or breakdown of an essential service or appliance on the property for hot water, cooking or heating.
  • A fault or damage that deems the property unsafe or un-secure.
  • A fault or damage that has potential to result in injury to a person, damage to the property or unduly inconvenience the tenant.
  • A serious fault in a staircase, lift or other common area of the property that unduly inconvenience a tenant in gaining access to or using the property.

All other repairs will be considered routine maintenance and will be attended to by your property manager in the new year. You can still lodge all repairs through your tenant portal over the Christmas break.

Severe Weather

If the Sunshine Coast region experiences severe weather conditions over this period and you require emergency assistance, please contact the SES on 07 4979 1122 or emergency services on 000.

Rent Commitments

It is important to maintain your rental payments over the Christmas break. Our accounts team will be operating as normal to receipt and process rental payments and arrears. If you are to fall behind on payments, you may still be breached over this period which will reflect on your ledger and rental history. This could affect your chances of being approved for rental properties in the future.

Our rental arrears policy stands as normal irrespective of the holidays.

Key Collection

If you require keys to a property, please organise collection from our office prior to 12PM on Friday the 23rd of December.

Keys can then be returned to the office upon reopening at 8:30AM on Tuesday the 3rd of January.

If you lock yourself out of the property during the holiday period, please note that you will be responsible for organising a locksmith at your expense as our office will be closed.

Property Me access

During the festive season, you will still have access to your Property Me Tenant Portal where you can access information regarding your maintenance, documents and financials.

Santa

We have updated our tenant directory and sent express to the North Pole, we checked the list twice, so you can rest assured that Santa Claus will be able to find you on Christmas Eve.
