The fastest way to sell your home

Having a complete building and pest report done and ready to go means that your home can sell faster but we’ll do you one better and let you know what to look out for before the inspection.

By providing a comprehensive building and pest report up front, buyers who are interested in your home can make offers immediately meaning you get the price you want faster. As a seller, you want to make the process as seamless as possible for your potential customers and reduce the number of issues that arise during the property’s campaign.

Being in the industry as long as we have at Code Property Group, we’ve picked up on a few key areas that inspectors often focus on during these building and pest reports. Pay close attention and you may be able to keep more money in your pocket at the end of the deal.

Water damage throughout the property

If any areas in your property have been subject to water damage, the inspector will find; water staining, standing water or fungal decay. Excess water creates the perfect environment for pests to move in. To prevent this, keep an eye on all of your drainage and gutters for any leaks and mould.

Roofing issues

In the harsh Australian climate, roofing can easily degrade. It is imperative that roof tiles that have cracked or slipped are fixed as they become more of a risk the longer they are left untreated. The accumulation of leaves and other debris in the gutter pipes, roofline, and decay in the interior and exterior of your roof is also assessed during an inspection.

Termite nests

In Queensland’s warm, damp climate, termites can be hard to avoid in some homes. As they are small and difficult to see, you can determine whether you have a termite infestation in a few different ways. Signs of termites are mud shelter tubes, hollow sounding timber, sagging floors, cracked paint or plaster and unexplained power failures.

Structural maintenance

Structural defects such as fractured foundation walls, damaged  rafters and subsiding stumps or concrete slabs can be hard to spot to the untrained eye but better repaired straight away then left until the sale of the property. Common causes for these types of structural decays can be general wear and tear, pest infestations, water leaks, and lack of maintenance.
